Net Profit on costs %

Profit on costs should be over 25% if possible, when you subdivide. We often make over 40% on our own projects.

It's a good feeling when the actual costs work out to be close to the feasibility estimate.

Cash flow surplus

In the feasibility we work out what cash flow will be achieved after borrowing. Can you afford to keep the properties after you subdivide ?
